1. Submit blacklines instead ofbluelines. A blackline copy is required by Dallas County
to file a plat.
2. Include reference line to record the Volume and Page information on the plat.
3. Riverchase Drive is not a dedicated right-of-way, it is a public access easement.
4. Furnish utilities certificate on the plat and consolidate Lone Star Gas and TU Electric
signature block.
5. Include the floodplain permit language on face of the plat.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations
should not be followed when you attend the January 7th Development Review Committee
(DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the January 7th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, January 12th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.

2. Base flood (including design base flood) elevation data shall be generated for
subdivision proposals and other proposed development including
manufactured home parks and subdivisions if not otherwise provided.
3. All subdivision proposals including manufactured home parks and subdivisions
shall have adequate drainage provided to reduce exposure to flood hazards.
4. All subdivision proposals must have the following note placed on the
preliminary and final plat:
"Floodplain Development Permit Applicatign No. has beet~'
filed with the City of Coppell Floodplain AdrvinL~trator on
, Floodpl~in Ad_m~nL~trator,
· Date."
5. All subdivision proposals shall have the boundaries of the 100-year floodplain
and floodway clearly shown on the preliminary and final plat·
6. All lots within or adjacent to the 100-year floodplain shall have the lowest
floor elevation for each building site shown on the final plat.
7. When any part of a subdivision lies within or adjacent to the 100-year
floodplain; a permanent bench mark tied to a designated National Geodetic
Vertical Datum marker shall be established within the subdivision at an
accessible location. The bench mark and tie shall be located and referenced
with all pertinent information on the final plat along with a registered public
surveyor's seal.
8. When any part of a completed subdivision is within or adjacent to the 100-
yea- floodplain, the following note must be placed on the final plat:
'The developer, builder, seller, or agent shall inform in
prosp v buyer s b v ion or
property located within special flood hazard areas of thi-~
site that such property is in an identi~ed flood hazard
x area and that all development must conform to the
provisions of the City of Coppell Floodplain
Management Ordinance."
The written notice shall be filed for record in the county Deed of Records
