Based on sheets provided by the City Planning Department, serious consideration needs to be given to interior traffic circulation and how it impacts traffic on surrounding streets and drives. For example, driveway openings do not align with the drive openings of adjacent properties, possible conflicts with right turning traffic off of MacArthur into south drive, etc. 2. Roadway and utility impact fees will be required. 3. All construction will meet requirements of City of Coppell Subdivision Ordinance and City Standard Construction Details. 4. It appears that your are showing traffic flowing in the wrong direction in the Fire Lane on the south property line. Please clarify what is proposed in this area. 5. The proposed Fire Land needs to be shown as dedicated on the Final Plat. 6. You are showing a landscaped area at the south edge of the property shaped like a left-turn lane. Please make this a normal median or explain its purpose. 7. Provide a wastewater access device on the Sanitary Sewer line at the right-of-way line. 8. Do not provide details in plans for items covered by City Standard Construction Details. Use the City Standards.
