RE: Coppell Family YMCA~ Site Plan Amendment
Dear Madam/Sir:
This letter is to inform you that the Coppell Family YMCA, Site Plan Amendment, to allow the addition of
approximately 17,500 square feet of building and the expansion of the parking lot to include 48 additional spaces
on approximately 5.36 acres of property located at 146 Town Center Boulevard, was recommended for approval by
the Coppell Planning and Zoning Commission on Thursday, September 20, 2001, subject to the following
conditions:

Revise the Landscape Plan for the parking lot expansion to utilize the same plant materials as are
utilized within the existing parking lot.

Add Cedar Elm trees to fulfill the perimeter landscape requirement.
Correct the number of parking spaces under PROJECT DESCRIPTION to reflect 48 versus 51
spaces.
The extension of the fire lane needs to be established by separate instrument to be filed with the
County.
5) Letter of approval from the Town Center Architectural Control Committee is required.
The date scheduled for consideration by the Coppell City Council is Tuesday, October 9, 2001, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at City
Hall. Failure to represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning
and Zoning Commission. Therefore, please revise and/or submit to the Planning Department 16 folded copies of
all exhibits on or before 12 noon~ Wednesday~ September 26th. Also, please submit three (3) 8 1/2 x 11 paper
reductions of all revisions.
