The following is our understanding of the items discussed and decisions made during the
above-referenced meeting. If any party does not agree with the following, or if we
should be incorrect on any item, please advise SHWC, Inc. as soon as possible.

Tom Rutledge, John Nail and Jim Boughton met with the city staff and Wayne
Ginn to discuss the revised access to the high school site. The staff concurred
that this was a much-improved solution, and it was their intention to
recommend approval of the preliminary plat to the City CounciL
The Engineer proposed a question to Wayne Ginn and the staff in reference to
the tight schedule for this project. The Engineer's concern was that the Owner
will be bidding the site grading and drainage on February 12th, 1987 and that
this would be prior to the final approval of the plat and city review of the public
drainage systems on the high school, si.te..The city staff and Wayne Ginn stated
they could work with the school system on this scheduling problem, and could
provide a letter to the school district allowing construction of the drainage
system prior to final review, at the Owner's risk.
Scheduling of the Parkway Boulevard extension construction, and access road to
the site was also discussed. The city's only concern was that this construction
be complete prior to the opening of school in the fall of 1988, and they stated
that a Certificate of Occupancy would not be issued for the building until the
road was complete.
The Architect again discussed the emergency access from the extension of Oak
Trail on the south property line to the private drives on the site with Mr. Jackie
Mayfield. The Fire Chief is requiring that the concrete fire lanes be installed
prior to erection of the building steel frame. We also discussed the installation
of the fire loop that provides water service to the fire hydrants. The Architect
stated to Mr. Mayfield that we would prefer that these hydrants be serviced by
the existing water lines at the south of the site during the construction phase of
the project. Mr. Mayfield is to study this situation and determine whether the
construction of the water line under Parkway Boulevard is also required prior to
erection of the steel frame for the building. If this is the case, this will affect
the construction schedule of the waterline under Parkway Boulevard.

We reviewed the final plating procedures with the staff at this site. The
Engineer requested a clarification on the need to plat the whole property, or if
we could possibly delete the 24' wide strip to Denton Tap from plating so the
Owner could sell this property more easily. Mr. Ginn responded that all the
property would be have to be plated; however, the site could be plated in two
sections to make the conveyance of property easier.
The city staff had two comments on the traffic study that is presently under
way. They requested that the study be broken down into different, levels of
school capacity (i.e., 1,000 students, 2,000 students, and 2,500 students). They
also requested that the traffic engineers study the intersection of Parkway
Blvd. and the access road to the site. This study is required by the city to
determine whether signalization of this intersection will be needed in the future
when Parkway Blvd. is extended farther west past the high school site.
After our review with the city staff, John Nail, Tom Rutledge and Jim Boughton
met with Wayne Ginn to discuss some details on the drainage systems for this
project. It was determined that a 100-year storm frequency would need to be
considered for the public storm drainage systems on this project. The Engineer
also discussed the parking lots on the north side of the site with Mr. Wayne
Ginn. Mr. Nail explained that, as presently designed, the parking lot towards
the north property line win still be in the flood plain after grading the site, and
they will probably be lower (after Univest's development and grading) than the
Univest property to the north. Because of this situation, there is a possibility
that during a 100-year frequency flood on the creek, water could back up from
the creek through the underground drainage system and flood portions of the
parking lot at the north. Mr. Ginn considered this to be an acceptable design
procedure, since the existing grades at the north side of the site were being
raised above the natural grade line, and that all the building structures, football
field and track will be raised above the flood plain.
The Engineer also discussed with Wayne Ginn the design perameters for the
public drainage systems. It was determined that the two outfall locations for
the public drainage systems along the north property lines would be designed
with a H.G.L. based on the 100-year storm flow through the two public systems,
and not on the 100-year water surface elevation of Cottonwood Creek/Denton
Creek.
