Preliminary Plat and Plans
In the short time frame available to us, we made a cursory
review of the above referenced subject for general
conformance to the City of Coppell Subdivision Ordinance,
Zoning Ordinance, and applicable standards. The following
sets forth our comments.
At the meeting held on January 26, 1987, regarding the above,
and previous comments by DRC, many questions were answered.
The following comments were our initial thoughts at the time
of review. They may or may not be applicable at this point
in time.
A traffic study should be made with Engineer's
recommendations for flow on site, ingress, and egress
points.
Provide signature blocks on plat for P&Z and Council to
sign.
3. Have Engineer's seal on plans.

Indicate screening walls as required by ordinance. We
understand a variance has been submitted for this item.
Proposed open drainage channel should be changed to an
enclosed system.
Do not allow traffic onto Oak Trail and Shadydale Lane by
way of Willow Lane.
Provide additional information regarding proposed align-
ment of Parkway Boulevard and street extension from
school site to Parkway Boulevard; taking into considera-
tion right-of-way requirements, design speed, curve
alignment, distance from bridge, and possible
signalization.
Provide an up-to-date accurate topographical map. These
contours appear to be taken from 1" = 200' scale aerial
photography and may be adequate for planning purposes
only, not final grading plan.
9. On location map show all existing adjoining streets.

10. Provide documentation of outfall drainage easements being
secured.
We would like to have the opportunity to review the plans
again prior to being approved for final platting.
