Provide square footage of each building on all the exhibits. 2. On the Landscape Plan, substitute the Bradford Pear with the Aristocrat Pear and where the CE symbol appears on the plan use only Cedar Elms. 3. Summarize on the landscape plan quantities of each planting material to be used. 4. The landscape plan must be signed and sealed by a licensed landscape architect or bonafide nurseryman. 5. Correct city officials signature block on the plat. (see attachment) 6. The Planning and Zoning Commission recommended the applicant provide a screening buffer of a landscape/screening wall treatment along the north side of the property along Vista Ridge Blvd. 7. Show the cross-section of the Hike and Bike Trail easement on both the Architectural Control Plan and the Architectural Site Graphics, Signage and Paving Plan. Note: A. Staff written comments will be faxed to each applicant. B. Please revise plats, landscape plans, and utility plans based on staff recommendations.Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the February 6th Development Review Committee (DRC) meeting. C. Each applicant will bring one new set of revised plats and plans to the February 6th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D. Applicant will have till noon Tuesday, February llth to resubmit seventeen (17) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department. The undersigned, the City Secretary of the City of Coppell, Texas, hereby certifies that the preliminary plat of the Subdivision or Addition to the City of Coppell was submitted to the City Council on the day of 19 , and that the Council, by formal action, then and there approved the preliminary plat and by separate motion designated the Planning and Zoning Commission to be the Municipal Authority responsible for the approval of the Final Subdivision Plat of such land and the Final Subdivision Plat of such land need not be brought back for final approval of the City Council unless, through inaction on the part of the Planning and Zoning Commission, such Final Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act within the 30-day period required by law.
