HISTORY: No platting history.
TRANSPORTATION: Denton Tap Road is a P6D, a six-lane divided (120 foot r.o.w.);
currently, a two-lane roadway; the S.H. 121 Bypass will be built
to freeway standards with access roads in 450 feet of r.o.w. (The
service roads from the Tarrant County line to The Colony are
scheduled for completion within 2 1/2 years. The timing of the
upgrade to freeway status is dependent upon whether or not the
project is approved as a toll road.)

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for
residential uses.
DISCUSSION: A public school is not a permitted use in the HC (Highway Commercial)
zoning district, C (Commercial) zoning district, and the LI (Light
Industrial) district. It is permitted in the MF-2 (Multi-Family 2) district.
The applicant is aware that the property will have to be rezoned, and at
staff suggestion will be requesting rezoning of the 26-acre tract of
property to the SF-7 (Single Family-7) residential zoning classification
comparable to land located immediately to the east of this site owned by
Vista Properties. To facilitate the applicant's demanding construction
completion deadline of August 1998, staff is proceeding with the review
of this preliminary plat and anticipates processing the zoning case next
month.
The purpose of this preliminary plat is to create a single buildable site to
permit the construction of an elementary school and a middle school. This
plat also involves the right-of-way dedication of Natches Trace Drive, a
two-lane undivided collector street contained within a 60'-wide right-of-
way, intended to provide a link to Denton Tap Road. In addition, the plat
is showing a 28'-wide future public road which will provide additional
access to State Highway-121. Ultimately, when the property to the east
develops, the intent of the CISD is to coordinate with its neighbor a
dedication of 11' right-of-way on each side to create a public 60'-wide
collector street.
This submittal for the most part complies with city regulations. Staff
requests only minor changes.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of the preliminary plat subject
to the following conditions being met:
1) The property be zoned to the SF-7 (Single Family-7) residential
district.
2) Provide square footage of each building on all exhibits.

3) On the Landscape Plan, substitute the Bradford Pear with the
Aristocrat Pear and where the CE symbol appears on the plan use
only Cedar Elms.
4) Planting material summary table on the landscape plan must
summarize quantities of each planting material to be used.
5) Correct city officials signature block on the plat.
6) Correct adjoining zoning reference of Magnolia Park Addition to
PD-133, SF-9, SF-12, FP and HC.
7) If not in conformance with the Hike and Bike Plan, provide for the
continuation of a 20'-wide hike and bike trail either on the north
or south side of Natches Trace Drive.
8) Compliance with Engineering comments.
