RE: CoppeH Middle School North. Preliminary Plat
Dear Sir:
This letter is to inform you that the Coppell Middle School North, Preliminary Plat, to allow
the development of a middle school on a 26.5 acre tract of land and to extend Natches Trace
Drive from Denton Tap Road eastward through property located north of Denton Creek, south
of S.H. 121 Bypass (also known as Vista Ridge Boulevard), and east of Denton Tap Road, was
approved by the Coppell Planning and Zoning Commission on Thursday, January 16, 1997,
subject to the following conditions:
(1) The property be zoned to the SF-7 (Single Family-7) residential district.
(2) Provide square footage of each building on all exhibits.
(3) On the Landscape Plan, substitute the Bradford Pear with the Aristocrat Pear and
where the CE symbol appears on the plan use only Cedar Elms.
(4) Planting material summary table on the landscape plan must summarize quantifies
of each planting material to be used.
(5) Correct city officials signature block on the plat.
(6) Correct adjoining zoning reference of Magnolia Park Addition to PD-133, SF-9,
SF-12, FP and HC.
(7) Provide an easement for the continuation of a 20'-wide hike and bike trail to be
contained on the south side of Natches Trace Drive Right-of-Way, as well as an
8' sidewalk/utility easement on the north side of Natches Trace Drive, as shown
by Staff.
(8) Work with Staff regarding the provision a screening buffer of a landscape/
screening wall easement along the north side of the property along Vista Ridge
Boulevard.
(9) Compliance with Engineering comments (attached).
The date scheduled for consideration by the Coppell City Council is Tuesday, February 11,
1997, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items which accurately reflect conditions as
recommended by the Planning and Zoning Commission. The submittal deadline for revised
drawings is 12 noon,Thursday,January 30, 1997. Therefore, please submit 17 folded copies
of revised drawings, plus three 8 1/2' x 11' paper reductions on or before that date.
The drawings which require changes in order to comply with Planning and Zoning
recommendations are: Preliminary Plat; Architectural Site Graphics, Signage and Paving Plan;
Architectural Horizontal Control Plan; Landscape Plan and Irrigation Plan.

COMMENT
The following comments are for information only:
1. Approval will need to be granted from TxDOT for the driveway/street intersecting Vista
Ridge Blvd. (S.H. 121 Bypass).
2. Drainage plans should be submitted.
