C Parks Add/SP,FP-CS 840719 Coppell, Texas 75019 / The City With A Beautiful Future 214- 462-0022 STAFF REPORT July 19, 1984 Scott Barnett, Planning Co-Ordinator RE: Case #84-05-21/Coppell Parks Addition LOCATION: Approximately 600 feet north of Sandy Lake Road, west of Moore Road. REQUEST: Requesting final plat approval of the Coppell Parks Addition APPLICANT: SBC Corporation represented by Kent Conine. The applicant is requesting final plat approval for the Coppell Parks Addition. The project consists of 192 multi-family units on 8.4 gross acres reflecting a density of 22.8 units per acre. Since this development exceeds the max- imum density per acre of 22, they have consented to construct the required 50% covered parking which allows them a maximum density of 24 dwelling units per acre. STAFF EVALUATION: For final plat submittal meets all requirements of the zoning district regulations. In regard to the subdivision regulations there were several comments submitted by Ginn's office. These comments are being reviewed and addressed at this time but resolutions have not been completed by submittal of this report. I will verbally address these areas the evening of the hearing. If the applicant consents to all revisions then it is the staffs recommendation to approve this final plat. PLANNING AND ZONING COMMISSION: Fifty precent covered parking is the only addition made to this plat from the preliminary, and the applicant has consented to all areas of comments from the City Engineer. The P & Z Commission recommended approval (4-) of this final plat.
