SUBJECT: Coppell Parks Addition
We have reviewed the above referenced project for compliance with the City
of Coppell standards and we need the following items clarified or provided
prior to our approval.
Final Plat
1. Provide Moore Road existing R.O.W. dimension. (~y need additional
10' R.O.W. dedication)
2. Interior streets need to be indicated on plat for dedication purposes.
3. Show all setback building lines.
4. Provide vicinity map.
Dimension Control Plat
1. At entrance need radius dimension (20' min.).
2. Parking medians need dimensioned; width, radii, and X-sections, also
are required.
Drainage Plat
1. No open ditch allowed on Moore Road - underground culverts required
along front property line to drainage easement.
2. Profile of storm sewer (33" labelled as 24" pipe).
3. Storm system to be designed using 100 year frequency. TP-40.
Water/Sewer (General Notes)
ITEM 3: V.C.T. pipe not permitted, specify P.V.C. (SDR-35) or ductile iron.
ITEM 5: 12 inches sand over top of pipe required and service laterals at
property line, minimum 4' cover required.
ITEM 16: Change to: meter boxes will be purchased from the City of Coppell.

Landscape
1. Screening walls required around trash dumpsters.
2. No wood screening walls permitted, must be masonry or wrought iron with
landscaping.
General Notes
1. No above ground utilities allowed along Moore Road, must be underground
or along rear property line.
2. Need lighting plan.
3. Need details on pavement; type material, thickness, sub-grade, typical
X-section, etc.
4. Sub-grade to be 6" thick, lime stabilized. Alternate design is optional
based on approval of a soils lab recommendation.
