Gentlemen:
The Parks of Coppell Joint Venture II ("PCJV") intends to reasonably
cooperate with the Coppell Independent School District ("CISD") in ex-
pediting the initiation and completion of the construction of the new high
school for its opening in September, 1988. We realize that time is of the
essence in being able to meet the scheduled opening date. Therefore, we
are writing this letter to express our support of the CISD preliminary
plat which is on your agenda for January 27, 1987. Please be assured that
PCJV and CISD have reached the following agreements in concept:
pCJV will provide off-site drainage easements required
to outfall the required drainage structures to be in-
stalled to serve the school site. Among these struc-
tures is the box culvert along the east line of the
school site which will be terminated at the school's
north line and then outfalled into an earthen ditch
across the undeveloped PCJVproperty. PCJVwill also
provide as additional easement which will begin in the
middle portion of the north line of the school tract
and extend northward across our property in an enclosed
pipe system to Cottonwood Creek. The alignment and
width requirements of the two easements will be estab-
lished during final design.
PCJV will provide sanitary sewer easements as required
in the development of sewer service for the school
tract. This is anticipated to include o~e short ease-
ment from the east line of the school tract extendin¢
to the existinq sewer easement o~ BCJV prot~erty where
an 8" sewer presently drains to the north. An addi-
tional sewer easement may be provided by PCJV (in the
open ditch outfall area for the above m~ntioned box cul-
vert) should final design indicate that part of the
existing 8" sewer needs to be rerouted by CISD in order
to avoid being exposed by the channel excavation.

PCJV will provide up to a 60-street right-of-way for a
proposed collector street and associated public utili-
ties extending from the school tract's east line to in-
tersect with proposed Parkway Boulevard. We will also
provide up to an 85' right-of-way for the extension of
Parkway Boulevard and associated public utilities frc~
the interesction of Parkway Boulevard and the proposed
collector intersection to Denton Tap Road. Aligp~nent
will conform approximately to that depicted on the
school district's Preliminary Plat currently being con-
sidered by the City. Final alignment and design shall
be approved by PCJV in writing.
The agreements in concept above described are expressly
conditioned upon the acceptance and approval by the
CISD Board of Directors of a joint development con-
tract, reflectinQ the terms and conditions of l~2JV's
letter to CISD of January 6, 1987, as modified. PC~;
and CISD shall attempt to cc~nplete said contract prior
to approval et the final plat for the high school site.
The above information is being conveyed to the City of Co[~pell by PCJV to
assure the City that the items listed above should not be hindrances in
developing the project to the requirements established by the City.
