ITEM: Cahan Addition~ Lot 1 Block 1~ Minor Plat, to allow the construction of
an approximately 11,000 square-foot medical office building on 1.948
acres of property located at 884 S. Denton Tap Road, north of Belt Line
Road, at the request of Walter Nelson and Associates.

1. The metes and bounds description for the west property line does not match between the
exhibit and the written description. Make all necessary corrections.
2. Add a point of commencing.
3. Add the appropriate dedication block that includes an access statement.
4. Show existing easement along Denton Tap.
5. Include a mutual access easement to the south property for future access to the median
opening on Denton Tap. Also consider obtaining an access easement to the south median
opening on Denton Tap.
6. Verify if a mutual access easement to the north exists and, if so, indicate.
7. Final drainage, utility, and fireline easement alignments will be determined during review of
the modified plans.
8. Radii for all fire lane easements should be changed to conform to City requirements.
9. Remove the 20-foot drainage easement on the north and west sides of the building. Refer to
the Site Plan Comments.
