RE: Case: Callahan Addition, Lot 1, Block 1, Minor Plat
Dear Mrs. Callahan:
This letter is to inform you that the Callahan Addition, Lot 1 Block 1, Minor Plat, to allow the construction
of an approximately 19,400 square-foot medical/office building on 1.948 acres of property located at 884
S. Denton Tap Road, north of Belt Line Road, was recommended for approval by the Coppell Planning and
Zoning Commission on Thursday, March 21, 2002, subject to the following conditions:
1)
The notation "30 foot access easement, vol.92138, page 2020" be removed from the plat so
that this access easement for the church may be relocated to more closely align with
the median opening on Denton Tap Road when the abutting property develops.
2)
The southem half of the shared driveway along the southern property line of
the Callahan tract be defined by meets and bounds and dedicated by separate
instrument as a fire lane and access easement.
The date scheduled for consideration by the Coppell City Council is Tuesday, April 9, 2002, at 7 p.m. A
representative for this case must be present at this meeting, which will be held in Council Chambers at
City Hall. Failure to represent this item may result in the denial of this application. City Council has
instructed staff to include in its agenda packets only those items that accurately reflect conditions as
recommended by the Planning and Zoning Commission. Therefore, please revise and/or submit to the
Planning Department four folded copies of all exhibits on or before 12 noon~ Wednesda¥~ March 27th.
Also, please submit one (1) 8 1/2 x 11 paper reduction of each revision, along with one jpeg, tifor similar
electronic file.
