PD115-CS 910213COPPEL~ PUBLIC WORKS MEMORANDUM DATE February 13, 1991 FROM: Taryon Bowman, Planning and Zoning Coordinator Shohre Daneshmand, Acting City Engineer~~ Site Plan/Wynn Page/PD-115 We have reviewed the above referenced Zoning Case and provide the following comments: Alleys are required, as per the subdivision ordinance. Staff strongly recommends installation of alleys, since they improve overall lots' surface drainage, and therefore, they minimize any potential shallow flooding and/or drainage problems. Alleys also facilitate off- site parking, and provide better access for utility maintenance. Minor roadway spacing, connecting to major arterial, as per the thoroughfare plan, is to be at least 660 feet. Staff generally recommends that roadway curb cuts along Denton Tap Road be kept to an absolute minimum. As per conversation with Mr. Lynn Meyer of Unzicker, Schnurbusch Associates, Inc., the site plan will be revised to show only one roadway access off of Denton Tap Road, and the second access from north or south side of this subdivision. Staff will review such revised plan when submitted. Ail engineering related issues, such as proper drainage design, etc., will be reviewed by Staff at the time of preliminary and final platting, for general conformance to Coppell's standards and provisions. Public Works Staff has no objection to this plan, as long as referenced comments are addressed.
