(1) The new landscape regulations require screening between non-residential and
residential districts. In addition to a six feet high brick masonry wall, a perimeter
landscape area of at least 10 feet wide needs to adjoin the screening wall and the
perimeter landscape area must contain trees spaced no less than 40 feet apart. The
landscape plan needs to show this along the entire eastern boundary.
(2) Show on the landscape plan the 10' landscape area per letter of agreement from Lone
Star Gas Co.
(3) To compensate for the loss of landscape to sidewalk across the front of the property
we suggest flipping 11 parking spaces on the western property line to face the one
story dental building of 9,425 sq. ft. and moving the buildings back to accommodate
this change.
(4) Provide monument sign elevations.
(5) Is the covered area between the two buildings high enough for fire truck clearance.
(6) Show the shared accessway with CISD.
(7) We suggest that a private easement be provided across the Lone Star Gas right-of-way
and maintained by the Coppell Professional Plaza for both landscaping and access.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations
provide reasons why our comments should not be followed when you attend the
October 5, 1995 Development Review Committee (DRC) meeting.
C Each applicant will bring one new set of revised plats and plans to the October 5th
DRC meeting. Applicants will be asked to show, explain and defend any revision.
An Engineer for the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, October 10th to resubmit twenty-eight (28)
folded copies of revised plans, three (3) reduced paper copies and one (1)
transparency of each exhibit to the Planning Department.

Preliminary Utility Map Comments:
9. Drainage information should be provided that shows flow arrows, drainage areas, etc. The
main question is where does this property drain to?
10. A double check detector check assembly should be provided.
11. Please provide the location of the water, sewer and irrigation service.
12. A backflow preventor will be required due to the type of use.
Conceptual Landscape Plan Comments:
13. This plan should be consistent with the other plans in regards to brick pavers and sidewalks.
