Preliminary Plat Comments:
1. An easement should be provided for the meter and double check valve.
2. The screening/landscaping easement should be provided along the east side of the site.
3. There needs to be discussion about the proposed dedication of the area across the Lone Star
Gas right-of:way to the City of Coppell. It is my opinion that this should be a private access
easement maintained by the Coppell Profession Plaza Addition.
4. Necessary Roadway Impact Fees will be required.
5. A landscaping easement from Lone Star Gas Company right-of-way will be required.
Site Plan Comments:
6. The brick pavers should be installed per City of Coppell standards.
7. By providing a 6 fbot sidewalk and utility easement within the 15 foot setback for the
parking, I have a question of whether or not adequate landscaping to meet the ordinance
requirements is being provided. This should be verified through Gary Sieb.
8. It appears as though the location of the proposed screening wall on the east side of this site
leaves a small grass strip between the wall and the east property line. Who is maintaining
this strip.'? You may want to consider the relocation of the wall or concreting over the grass
strip.
9. The access easements deadend on the north side into the existing CISD property, prior to
accessing that property there needs to be verification that there are access easements to tie
in to.
