DearMr. Howman:
The City of Coppell Board of Adjustment met on Thursday, August 5, 1999, and heard
your requests for special exceptions and variances from the City's Zoning Ordinance,
concerning the property at 185 W. Parkway Blvd.
Following is a summary of the outcome of that hearing:
Special exceptions uranted:
Section 31-5-1: to allow the size of the new parking spaces to be 9-ft. by 18-f~.
Section 31-6-32: to reduce the required parking spaces from 3,333 to 1,940.
Section 34-1-8(13)(3): to permit a single row of parking to contain more than 15 parking
spaces without a planting island.
Section 34-1-8(13): to approve 18 landscape islands with tree preservation to fulfill the $8
planting islands requirement, as well as allow the one tree requirement per planting
island be planted along the northern edge of the proposed parking pavement.
Section 34ol-8(B)(3): to allow some parking islands to be under the minimum area of 150
sq. i~. and a minimum width of 9 R.
Section 34-1-8(I5)(3): to allow the four rows of parking by the tennis courts with
handicap parking spaces to not have the planting islands at the northern end.

Variance wi~h~Irawn by snulieant:
Section 34-1-8(C): to waive the 30-inch high hedge or berm requirement to screen
parking spaces along the northern edge of the property.
Variance Rrnnted:
Section 34-1-8(B)(3): to authorize concrete planting islands, as opposed to landscape
islands, at the end of each row of parking.
Varianc~ denied: .
Section 33-1-1: to waive the 6-R. high screening requirement for a non-residential use
adjacent to a single family residential district.
