Cpl Greens P2/FP-CS010706July 6, 2001 MEMORANDUM TO: GARY SIEB FROM: ANDREA ROY SUBJECT: Coppell Greens Subdivision I have received several phone calls from Mr. Bill Leevy, a resident of the Coppell Greens Subdivision. A significant amount of Mr. Leevy's concerns have been private matters that must be handled between Coppell Greens Homeowner Association and the builder. According to Mr. Leevy, there are numerous problems with the manner in which Coppell Greens was constructed, such as bad drainage, standing water, dead landscaping, etc. Mr. Leevy and other residents have been in several times to review the Coppell Greens files, attempting to determine if the builder has violated any Planned Development or other City site development requirements. Mr. Leevy's most recent inquiry surrounds the Phase II, Final Plat (the area in which most of the problems seem to exist) and a condition stated as part of the approval, as well as a letter to Isabelle Moro from Ann Skelton of Dowdey, Anderson. Mr. Leery is looking for clarification of the Final Plat condition and the reasoning behind the letter from Dowdey, Anderson. The Final Plat Condition states: "sidewalks being provided at common areas." The P&Z tape indicates that staff recommends approval subject to sidewalks being provided along common areas and was motioned with the language that sidewalks be provided in common areas. Can you shed some light as to what was the intent of this condition? Additionally, the letter from Ann Skelton states the manner in which the builder will address particular portions of the site. Mr. Leevy is in possession of a copy of this letter and has indicated to me that some of these areas are completely mud. I can not determine why the letter was submitted to the City.
