HEARING DATE: May 11, 1993 LOCATION: The northeast and southeast comer of Denton Tap Road and Bethel Road. SIZE OF AREA: 3.902 acres of land to be subdivided into four lots; one north of Bethel Road, three south of Bethel Road. REQUEST: Approval of a preliminary plat of Creekview Addition, Phase II. TRANSPORTATION: Denton Tap Road is a P6D, six-lane divided improved major thoroughfare contained within a 100 to 120 foot right-of-way. Bethel Road is a local, dead-end road east of Denton Tap within an 80 foot right-of-way. SURROUNDING LAND USE & ZONING: North - single-family; SF-12 South - existing .plant nursery; R East - new single-family; PD-SF-9 West vacant; PD for industrial users COMPREHENSIVE PLAN: The Comprehensive Plan shows retail development on all four lots being subdivided. ANALYSIS: Although four lots are being subdivided at this time, it is our understanding that only Lot 2, in Block B (a .81 acre parcel) is currently undergoing possible development (an optometrist's office). Pledge of Allegiance Mayor Morton led those present in the Pledge of Allegiance and welcomed everyone to his first session. The Consent Agenda was considered at this time. Consider approval of a preliminary plat of Heartz Road Elementary School, located at the southwest comer of Parkway Boulevard and Heartz Road, at the'request' of Coppell I.S.D. Gary Sieb, Director of Planning and Community Services, made a presentation to the Council. Robert Howman with Ayres & Associates, 2110 Walnut Hill Lane, representing the Applicant, addressed the Council concerning a traffic study. Discussion was had concerning parking and underground Utility lines. Councilman Reitman moved to approve the preliminary plat of Heartz Road Elementary School, located at the southwest comer of Parkway Boulevard and Heartz Road with the provision that there be an access easement from the busdrop area to the ring road. Councilman Weaver seconded the motion; the motion carried 6-0 with Councilmen Weaver, Thomas, Reitman, Mayo, Robertson and Garrison voting in favor of the motion. 8. Gary Sieb, Director. of Planning and Community Services, made a presentation to the Council. Greg Gremoules, 709 VillaWood Lane, Applicant addressed the Council. Dr. Gremoules stated that he proposes to build a free-standing clinic for his practice with room for future expansion. 'Gary Sieb then explained and defined the conditions approved by the Planning and Zoning Commission as recommended to the Council.
