Central Expressway Suite #1011 Dallas, Texas 75243 RE: LOT 1, CORNERS OF CO??ELL ADDITION, LOCATED AT THE SOUTHEAST CORNER OF SANDY LAKE ROAD AND MACARTHUR BOULEVARD Dear Mr. Foerster: As you mentioned in your letter on April 10, 1992, regarding the above referenced parcel, the owner of the property would like to subdivide the existing lot into three separate lots with lot lines running through the existing building aligning with common interior walls. I have checked with our legal counsel to ensure that we are properly replatting this property. As I am still awaiting a legal opinion from the City's Attorney, I will in the meantime, respond to the questions as stated in your letter. The following comments are responses to your specific questions. Also, attached is a plat application for your use. a) Replat - 15 copies initially; 26 copies prior to the P & Z Commission and City Council meetings. b) Replats are submitted only once for approval from the ? & Z Commission and City Council. c) The existing building must be shown on the plat. d) If changes are proposed for the existing building, an amendment to the PD ordinance may be necessary. e) Regarding construction plans, please check with the Engineering Department. f) Other plans may be discussed during the Development Review Committee meetings. G) The new plat must be named "Replat of the Corners of Coppell Addition". h) Regarding fees for this site, please see the attached fee list. i) Tax certificate information may be obtained from the Coppell Tax Department @ 393-0643. ~) All other items will be addressed during Development Review Committee meetings.
