Cpl Greens P1/FP-DR 970731 City of Coppell Development Review Committee Comments Planning Department Coppell Greens, Phase One, Final Plat and Site Plan DRC Date: July 31, 1997 Planning & Zoning Commission Meeting: August 21, 1997 City Council Meeting: September 09, 1997 1. The submitted site plan does not comply with the approved PD-Site Plan nor the Preliminary Plat. The applicant must amend the planned development before proceeding forward. 2. Applicant must address side yard fence issue on the cul-de-sac lots. Possible solution would be to set a standard front yard fence setback at the cul-de-sacs. 3. The Landscape Plan does not match the lot nor common area layout of the proposed Final Plat. 4. Provide more detail in terms of quantity and size of planting material to be used. The landscape plan must be signed by a certified landscape architect. 5. Provide an irrigation plan. 6. Show width of Denton Tap Road right-of-way. 7. Provide a complete set of HOA documents for City Attorney review. 8. Drop Tom Morton's reference from the Mayor's signature block. 9. Staff would like to see the placement of overhead power lines along Denton Tap Road underground (TU Electric lines, as well as the Texas-New Mexico Power lines). Note: A. Staff written comments will be faxed to each applicant. B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the May 1st Development Review Committee (DRC) meeting. C. Each applicant will bring one new set of revised plats and plans to the Aug. 7th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D. Applicant will have till noon Tuesday, Aug. 12th to resubmit twenty-eight (28) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
