Cpl Greens P1/FP-DR 970731 (4) DEVELOPMENT REVIEW COMMITTEE ENGINEERING COMMENTS ITEM: Coppell Greens, Phase One, ~ Plat and Site Plan, to allow the development of 120 lots of the proposed 217-lot residential subdi~ion located along the west side of Denton Tap Road, approximately 800 feet north of the 121 Bypass, at the request of Dowdey, Anderson and Associates. DRC DATE: July 31, 1997 and August 7, 1997 CONTACT: Mike Martin, P.E., Assistant City Engineer 004-3679) COMMENT STATUS: ,/PRELIMINARY 1. Label the existing right-of-way of Denton Tap Rd and the S.H. 121 Bypass. 2. Show the proposed right-of-way of all streets. 3. Label all common areas. 4. Show all medians in the subdivision as common areas with metes and bounds descriptions. 5. Show the location of Highland Drive where it intersects Denton Tap Rd. 6. As per the comments made during the planned development process, there is an existing pond on the property therefore the appropriate permits need to be filed with the federal government i.e.E.P.A. 404 permit. 7. Show as light lines the other phases of the development to help provide an overall picture of this development. 8. As per the P.D. approved by City Council for this site a note on the plat shall be 1 1/2 times the normal print size and read "Property located in the Lewisville Independent School District." 9. Show the zoning of adjacent properties. 10. Provide utility and grading plans. These need to be provided to determine where easements may be necessary. 11. Appears it will be difficult to provide access to Lots 31-35 Block C on Turnberry. Please provide additional detail.
