RE: Coppell Greens, Phase One, Final Plat and Site Plan
Dear Madam/Sir:
This letter is to inform you that the Coppell Greens, Phase One, Final Plan and Site Plan, to
allow the development of 120 lots of the proposed 217-1ot residential subdivision located along
the west side of Denton Tap Road, approximately 800 feet north of the 121 Bypass was
approved by the Coppell City Council on Tuesday, September 9, 1997, subject to Engineering
comments (attached) and the following conditions:
1. The property owner must resolve which electric company will serve the
subdivision.
2. The City will not accept the infrastructure for the subdivision until after the
Texas/New Mexico power lines have been either removed or placed underground.
No building permits will be issued and the Final Plat cannot be recorded until this
is accomplished.
3. The TU Electric power lines must be placed underground.
4. Eliminate the use of the term zero side of a home from the homeowners
association document.
5. The homeowners association document must be approved by the City Attorney.
6. Substitute plant materials listed on the City's approved plant palette for .the
following plant materials:
a. Soft-leaf Yucca
b. Red Yucca
c. Virginia Creeper
d. Blue Rug Juniper
7. The Highway 121 and D/FW Airport disclosure statemem which appears on Page
2 of the Final Plat should also be placed on Page 1.
This Final Plat must be filed with the Dallas County Plat Records Department. Approval is
valid for six (6) months. If the Plat has not been filed for record with the County prior to
March 9, 1998, it shall be deemed null and void and resubmittal shall be required. See the
attached checklist for the requirements for executing Final Plats and Replats.

1. As per the comments made during the planned development process, there is an existing
pond on the property therefore the appropriate permits need to be filed with the federal
government i.e.E.P.A. 404 permit.
2. Appears it will be difficult to provide access to Lots 31-35 Block C on Turnberry. Please
provide additional detail.

PROCEDURF
Following approval of the f'mal plat by the City Council, and correction of the plat ~s
required by the City Council, the information listed below must be completed prior 6o
submission of the F'mal Executed Plat to the Planning Department.
· Original signatures on aH plats. Names must be typed or printed below each
signature.
· Signature block of Utility Companies, with original signatures of each
representative.
· Ten (10) paper copies and two (2) mylars. Paper copies must be folded. You
may submit additional copies for your use; however, one (1) paper cbpy w~
remain with the City prior to f'ding and, after filing, nine (9) paper copies
and two (2) mylars must be returned to the City.
· Clear film positives, 1 each; 1" = 600' and 1" = 200' of the parcel only. (For
plats larger than 20 acres).
· Three (3) $1/2" x 11" sheet size, reduced copies of the executed plat.
· Transmittal letter, including the name and telephone nnmber of contact
person.
· AH blank spaces completed, with the exception of the signature of City
Officials.
When the information listed above is complete; submit ten (10) bluelines, two (2) mylars
and a transmittal letter to the Planing Department. It will take approximately 3 - 5 weeks,
to review and obtain signatures. Once the proper signatures have been obtained, the
Planning Department will telephone the person listed as representative or contact to pick-up
the plats.
The representative shah submit filing fees and the required number of copies with the
County Clerk. The applicant completes the f'ding process and returns the required number
of t'ded copies, reduced copies and clear film positives to the Planning Department. Said
copies shah reflect on each sheet, the volume and page of the Map and Plat Records into
which the plat was t'ded by the County Clerk. If the f'mai plat has not been submitted for
signatures by City Officials within six (6) months after approval, the plat shah be deemed
null and void, resubmittai shah be required, and current subdivision regulations apply.
