A determination will have to be made to establish if the applicant will have to go to the Board of Adjustments to obtain a variance for the existing paving or if the applicant will have to rezone the property as a commercial planned development. Label your building line as 60'. Remove the 30' building line reference. Provide the following information on the landscape plan: Required landscape square footages (perimeter, interior and non-vehicular landscaping square footages), as well as the tree ratio requirements. · Verify that all planting islands are a minimum of 150 square feet and are wide a minimum of 9'. · Each planting island must contain at least one tree. · Landscape Plan must show the entire site. If no landscaping is being proposed on the rear 1/3 of the area, a notation should be placed on the plan to that effect. Submit the tree survey as soon it is complete. Provide total pavement area under the Project Tabulation on the Site Plan. Specify the building material of the message area of the monument sign. Specify colors of all exterior-building materials on the building elevations. Under the note section of the building elevations, reference is made to "each bedroom will have a minimum of one window .... ". Isn't this an office building? Please correct the notation. Place the following notations on the site plan: · Utility meters shall not be visible except from areas clearly intended as service areas where the public is generally excluded. · All mechanical equipment shall be screened. · Parking lot lights shall not exceed 30' in height. · Pitched roofs shall have roofing material of lusterless gray, beige, brown or green color. Bring to the June 3ra DRC meeting a color board of samples of all exterior-building materials. Note: A. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the June 3rd Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the June 3rd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, June 8th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
