A discussion was held concerning fire separation. Assuming Type IIN construction, B2 building type and separations on three sides, and thirty feet being the maximum distance, an increase of 25% is allowed. The City permits the installation of separation walls at such time as the space is leased, thereby allowing maxi- mum leasability. In addition, because permanent roof access is required, pos- sibilities were examined through the soffit and tower or through Safeway. Soffit access was approved at nine feet versus the eight foot requirement by code. Parking drive widths required are provided in the Subdivision Code in Appendix A. Ail parking required must meet the minimum standard of nine feet by twenty feet, however, any park- ing provided above the amount required, may be compact per similar requirements, the City of Dallas. Handicap requirements are per State requirements. PLANNING DEPARTMENT Requirements by the City for a Sign Variance are as follows: 1. A letter from the Owner requesting a variance with a check in the amount of $100.00. For submittal, a drawing showing the proposed variance and site plan for location. END OF CONVERSATION.
