Case: Creek View~ Phase II~ Lot 1~ Block Bt Site Plan
Dear John:
This letter is to inform you that the Creek View, Phase II, Lot 1, Block B, Site Plan, to allow the construction of
7,946 square foot office building on 1.147 acres of property located at the southeast comer of Denton Tap Road
and Bethel Road, was recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, June 17, 1999, subject to the following conditions:
1) Granting of the landscape and screening variances by the Board of Adjustment.
2) Submit a tree mitigation plan for staff review and approval.
3) Identify color of all exterior building materials on the building elevations.
4) Modify the landscape plan to incorporate the following changes:
a) Reflect the 1 tree per 40 linear feet for the Denton Tap frontage in the landscape tabulations.
b) The required non-vehicular open space landscape requirement should be 6,302 sr.
c) Match site plan configuration of the sidewalk by the main entry to the building on the
eastern elevation, as well as the location of the handicap parking along the southern
elevation of the driveway.
d) Incorporate the plant features proposed on the site plan, identifying specific plants.
5) Project tabulations on the Site Plan must match the information presented on the landscape plan.
6) Monument sign can identify four tenants in cast stone, etched with black lettering.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 13, 1999, at '7:30 p.m. A
representative for this case must be present at this meeting. Failure to represent this item may result in the
denial of this application. City Council has instructed staff to include in its agenda packets only those items,
which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal
deadline for revised drawings is 12 noon~ Tuesday~ June 29"'. Therefore, please submit 17 folded copies of the
revised drawings, plus three (3) 8 1/2 x 11 paper reductions on or before that date.
The drawings which require change in order to comply with the Planning and Zoning recommendations are: Site
Plan, Landscape Plan, Building Elevations and Tree Mitigation Plan. Also, we need by 12 noon, Tuesday, June
29th, 17 additional copies of the Floor Plan to forward on to Council.
