Plat, to allow the development of 217-lot single-family residential subdivision on 62.4 acres of property, located at the northwest comer of Denton Tap Road and S.H. 121 Bypass, at the request od Dowdey, Anderson & Associates, Inc. DRC DATE: August 29, 1996 and September 5, 1996 CONTACT: Mike Martin, E. L T., Assistant City Engineer 004-3679) COMMENT STATUS: ~PRELIMINARY FLYAL 1. Indicate if the proposed left turn lanes will be built when the City of Lewisville constructs Denton Tap Road. 2. Provide a note that the proposed deceleration lane will be constructed as a temporary deceleration lane by the developers if Denton Tap Road is not reconstructed at the time of this development. 3. Show sight visibility triangles for street intersections at Denton Tap Road. The sight triangles should be shown in regard to the future layout of Denton Tap Road. Preliminary Plat: 4. All easements for the drainage, water and sewer line should be provided through the common areas. 5. An offsite easement south of this development will be required for the proposed sewer line. 6. Provide right-of-way corner clips at all street intersections to provide room for construction of A.D.A. ramps. 7. Label all common areas. 8. It appears that access to lots 15/16 & 32/33, Block C will be difficult. You should reconsider lot layout and/or inlet and manhole locations. 9. Provide a note for deletion of alleys. 10. Consideration should be given to providing a water stub to the property to the south of this to provide a loop system in the future. 10. Permission to grade and/or drain onto the property to the south will be required for the 42" RCP that discharges east of lot 58. 11. The drainage pipe that discharges at the rear of lot 10, Block C should be extended across lots 10, 11, 12, 13, 14, 15 in the existing creek area and discharged at the south side of Lot 15. 12. All drop inlets located in the common areas will be private.
