This letter is to inform you that the Coppell Greens, Preliminary Plat, to allow the development
of a 217-1ot single-family residential subdivision on 62.4 acres of property located at the
northwest comer of Denton Tap Road and S.H. 121 Bypass was recommended for approval by
the Coppell Planning and Zoning Commission on Thursday, September 19, 1996, subject to the
following conditions:
1) Place on face of the Final Plat as well as in the Homeowner Deed
Restrictions/Agreements the following:
"As a part of all executed monetary contracts, a disclosure letter must be given
to home buyers indicating the following information:
a. The development is located along the State Highway 121 Bypass.
b. Due to the proximity of D/FW and Love Field airports, there may be
occurrences of ambient aircraft noise due to aircraft overflights.
2) Compliance with Engineering comments, attached.
The date scheduled for consideration by the Coppell City Council is Tuesday, October 8, 1996,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application.

Preliminary Plat:
1. It appears that access to lots 15/16 & 32/33, Block C will be difficult. You should
reconsider lot layout and/or inlet and manhole locations.
Preliminary Utility Plans:
2. The drainage pipe that discharges at the rear of lot 10, Block C should be extended
across lots 10, 11, 12, 13, 14, 15 in the existing creek area and discharged at the
south side of Lot 15. If this not desired, then a note should be provided on the plat
indicating that the existing drainage tributary will be maintained by the Home
Owners Association.
