HISTORY: City Council approved a preliminary and final plat on the portion
of the property where the existing building is located. I-Iowever,
the final plat was not recorded and, therefore, is no longer valid.
TRANSPORTATION: Parkway Boulevard is a developed C4D 4-lane divided collector in
an 88'-wide right-of-way

COMPREHENSIVE PLAN: The Comprehensive Plan shows the area as suitable for
public and institutional uses.
DISCUSSION: With the acquisition of additional land for a criminal justice center and
fire station adjoining the existing town center municipal building, the
entire property is proposed for platting as a single lot with multiple non-
residential buildings. The purpose of the preliminary plat is to extend
Town Center Boulevard from Parkway Boulevard southward and to
establish the building lot. Approval of the site plan also will serve to
affirm compliance with Section 25-6 of the Zoning Ordinance establishing
special conditions within the TC District wherein the Planning and Zoning
Commission or City Council may require site plan approval.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the preliminary plat and site plan.
