1) Staff is treating this plat as a preliminary plat and replat, therefore, the title block needs
to be corrected.
2) Revise signature blocks (see attachment).
3) Show adjacent zoning.
4) Show type, size and quantity of planting material to be used at the Criminal Justice
Center.
5) Planter islands must contain at least 1 tree.
6) Show fire lanes in front of City Hall, Criminal Justice Building and Fire Station//3.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations should
not be followed when you attend the June 6, 1996 Development Review Committee (DRC)
meeting.
C Each applicant will bring one new set of revised plats and plans to the June 6th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project
or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, June llth to resubmit twenty-eight (28) folded copies of
revised plans, three (3) reduced paper copies (8 1/2 X 11) and one (1) transparency (8 1/2 x 11)
of each exhibit to the Planning Department.

2. Base flood (including design base flood) elevation data shall be generated for
subdivision proposals and other proposed development including
manufactured home parks and subdivisions if not otherwise provided.
3. All subdivision proposals including manufactured home parks and subdivisions
shall have adequate drainage provided to reduce exposure to flood hazards.
4. All subdivision proposals must have the following note placed on the
preliminary and final plat:

filed with the City of Coppell Floodplain Administrator on

5. All subdivision proposah shall have the boundaries of the 100-year floodplain
and floodway clearly shown on the prelimlnn~ and final plat.
6. Ail lots within or adjacent to the 100-year floodplain shall have the lowest
floor elevation for each building site shown on the final plat.
7. When any pan of a subdivision lies within or adjacent to the 100-year
floodplain, a permnnent bench mn_rk tied to a designated National Geodetic
Vertical Datum marker shall be established within the subdivision at an
accessible location The bench mnrk and tie shall be located and referenced
with all pertinent informntion on the final plat along with a reghtered public
surveyor's seal.
8. When any pan of a completed subdivision is within or adjacent to the 100-
year floodplain, the following note must be placed on the flnnl plat:
"The developer, builder, seller, or agent shah inform in
writing, each prospective buyer of subdivhion lots or
property located within special flood hazard areas of this
site that such property is in an identified flood hazard
area and that all development must conform to the
provisions of the City of Coppeli Floodplain
Management Ordinance."
The written notice shall be filed for record in the county Deed of Records

SECTION XI - FILING OF PLAT
SECTION XI - FILING OF PLAT
A. After approval of the Final Plat by the Municipal Authority and correction of the
plat as required by the Municipal Authority and the Planning and Engineering
Departments, the Developer shall submit filing fees and the required number of
copies for filing with the County Clerk. These copies shall bear all required
signatures of City Officials. After signature by the City Officials, the Developer
shall complete the filing process and return nine (9) paper copies and two (2)
mylar copies of the "filed" plat to the City. Said copies shall show the volume
and page of the Map and Plat Records into which the plat was recorded by the
County Clerk. If the final plat has not been submitted for signatures by City
Officials within six months after approval by the City Council, the plat shall be
deemed null and void, resubmittal shall be required, and the current Subdivision
Regulations shall apply.
B. Approval block: The following notice shall be placed on the face of each
Preliminary Plat by the subdivider:
