RE: Copper Stone. Final Plat
Dear Sirs:
This letter is to inform you that your request for approval of Copper Stone, Final Plat, located
west of the intersection of Parkway Boulevard and Cowboy Drive, was granted by the Coppell
City Council on Tuesday, October 10, 1995, with the following conditions:
1. All streets will be public.
2. The street name of "Amherst" be renamed "Mattel~.
3. Any cul-de-sac over 600' needs to be designed for easy access by emergency
vehicles. This must have the approval of the Engineering Department and the
Fire Department.
4. Provision of sight visibility triangles at all street intersections.
5. Provision of a 20'-wide utility easement for the proposed water line connection
to Parkway Boulevard from the west cul-de-sac of Martel Way.
6. Provision of a detail of the proposed median on Auburn Way and a note that it
is to be maintained by the Homeowners Association.
· . 7. Clarification as to maintenance of any proposed retaining wall along the rear of
the lots on the north edge of the subdivision.
8. Provide a 90 o intersection of Copperstone Trail with Parkway Boulevard.
9. Provide a note referencing Lot 46, Block B, be dedicated to the City.
10. Provide permanent erosion protection for Martel Way between Lot 7 Block D and
Lot 23 Block E and evaluate the need for erosion protection adjacent to Lots 10-
23 Block E and Lot 7 Block D.
11. Relocate the sanitary sewer off of Lots 12-16 Block A or provide a rear building
line which reserves sufficient space for the construction of swimming pools
between the rear building line and the sanitary sewer easement.
12. The name "Turkey Knob" be incorporated into Lot 46, Block B, recognizing it
with a sizeable marker and working with staff as to its historical significance.
13. The Homeowners Association documents be defined prior to the Final Plat being
forwarded to City Council for approval.
14. A Hike and Bike Trail be noted on the face of the Plat to reflect that it will
extend across Lot 46, Block B, and will be built at City's expense.
Approval of this Final Plat is valid for six (6) months from the City Council agenda date. If the
Final Plat has not been submitted to the Planning Department prior to April 10, 1996, the Plat
shall be deemed null and void and resubmittal shall be required. See the attached checklist for
the requirements for executing final plats and replats.
