Site Plan
Development Review Committee staff members met and discussed the request to record
proposed site changes via separate instrument verses replat. Staff determined that a replat is
required to make the necessary changes to the property (lc-fire lane). Please submit a completed
subdivision application and replat documents with the revised site plan.
1. Revise location map to more clearly show site and site boundaries.
2. Add the following items to the site plan (cover sheet):
Building dimensions
Number of parking spaces in each row (label on plan)
Width of Denton Tap Road fight-of-way
Zoning districts of the subject and surrounding properties
Lot area (square feet and acres)
Label contours
Floodplain
A note that all mechanical units will be screened from view.
3. Relocate proposed monument sign outside the 15' required front setback.
4. Revise height of monument sign to comply with Section 29-4.2 of the zoning ordinance,
with a maximum height of 4'.
5. Indicate proposed sign colors, including letter font, colors, and materials.
6. Clearly show proposed path of 24' fire lane easement.
7. Provide a Tree Mitigation Plan, which clearly shows those trees to remain and those to be
removed.
8. The site and landscape plans show the "open wood deck" placed over an existing tree,
which is shown to remain; explain/show how this tree will be preserved.
9. Indicate proposed materials for retaining wall.
10. Provide detail information on proposed "security lighting", such as manufacturer's
specifications, lumens, photo, height, etc. Lighting must be shielded from the adjacent
residential properties.
Landscape Plan
11. Omit existing 24' emergency access easement shown on Landscape Plan.
12. Show proposed monument sign on Landscape Plan; it appears there is a conflict between
the sign location and proposed landscaping.
13. Revise Plant List label "Height" to read "Height at installation" and revise any noted tree
heights as necessary to comply with label.

Provide landscaping within the island on the south side of the entrance. Additional turf,
low growing shrubs, annuals, etc.
The easternmost row of parking contains a total of 7 parking spaces; 5 spaces, one
landscape island, and another two spaces. It is apparent that the designer is attempting to
save two existing trees and incorporate these into the proposed landscape island.
However, this creates a noncomplying situation and according to Section 34-1-8 (B) (3)
of the landscape ordinance, the minimum number of spaces permitted in a parking row is
five. Staff recommends that the applicant seek Special Exception approval by the Board
of Adjustment, allowing for rows of parking with less than 5 spaces.
Comply with Section 34-1-8 (B) (3) of the landscape ordinance requiring landscape
islands; each required landscape island must contain one tree. Apply the following
calculation:
55 spaces x. 12 = 6.6 = 7 required landscape islands
As currently shown, there are approximately 5-6 landscape islands which comply
with this requirement.
Staff recommendation:
- Provide one Live Oak tree within the landscape island containing
Wintercreeper, closest to the dumpster.
- Provide additional Wintercreeper or other plantings in the proposed island
located in the front row of parking closest to Denton Tap Rd.
Under Perimeter Landscaping Notation, East P.L., it is indicated that the eight required
perimeter trees can be met with eight existing trees within the floodplain. Show these
trees on the landscape plan.
Drafting Changes
· Landscape Plan-revise "10 Landscape Buffer" label located along the front of the
property, facing Denton Tap Road (the required buffer is 15' from an adjacent public
right-of-way).
· Indicate dimension of north property line on landscape plan.
· Round off comers of landscape islands.
City Council must approve the proposed living screen in lieu of a 6'-high masonry wall.

Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the September 7th Development
Review Committee (DRC) meeting.
Each applicant will bring two new sets of revised plats and plans to the September 7th DRC
meeting. Applicants will be asked to show, explain, and defend any revision. A representative
for this project is required to attend the meeting.
Applicant will have till noon Tuesday, September 12th to resubmit eighteen (18) £olded copies
of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
