Denton Tap Road Coppell, TX 75019 RE: Creekview 27 Lot 37 Block Bt Site Plan Dear John: This letter is to inform you that the Creekview 2, Lot 3, Block B, Site Plan, to allow the development of an office building on approximately 1.95 acres of property located along the east side of S. Denton Tap Road; south of Bethel Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, September 21, 2000, subject to the following conditions: 1) The applicant shall request replat approval for Lot 3, Creekview Il. All fire lane easements shall be designed to the satisfaction of the Fire Marshal. 2) City Council must approve the proposed living screen in lieu of a 6'-high masonry wall. 3) Show proposed color of materials on monument sign and light source, if any. 4) Provide a note on the site plan that all mechanical units shall be screened from view. 5) Provide detailed information on proposed "security lighting", including manufacturer's specifications, lumens, and height, to ensure that all lighting is sufficiently shielded from adjacent residential properties. 6) Eliminate two trees shown to be located within the proposed parking lot. 7) If additional retaining walls are required, they shall be designed to match the proposed pavestone retaining walls. 8) The parking island creating a situation with less than 5 parking spaces shall be eliminated. The date scheduled for consideration by the Coppell City Council is Tuesday, October 10, 2000, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission.
