Box 478 Coppell, TX 75019 Re: Devonshire Final Plat Dear Ms. Daneshmand: We have reviewed the above referenced plat for general conformance to the City of Coppell ordinances and standards. The following sets forth our comments. No construction plans for paving, drainage, water or sewer have been submitted as of this point in time for review. This needs to be reviewed and approved prior to council approval. Current zoning map shows this to be 2F-9. Which is correct? Plat shows SF-7. 3. Show adjoining properties zoning classification. Alleys are shown to be 15' in width, which corresponds to current subdivision ordinance; but new ordinance will require 20' alleys. Do you want the new requirements to be in effect? On corner lots, building set-back shall be 30' on each street, unless variance is approved otherwise. Provide screening wall along Coppell Road, especially along lots, adjoining alley, south of Halifax Drive entry point. Recommend alley along south and north property line be 20' in width, as it abuts adjoining property. No alleys provided along eastern edge of property at rear of lots 57 through 62. This needs to be addressed. Is there known plans to continue Newport Drive to the north from this subdivision? In our opinion, the intersection of Halifax Drive and Hartford Circle, and its closeness to Coppell Road could present a possible dangerous intersection. Please address. 12. We have some concerns about having only one ingress/egress point for a 101 lot subdivision. Please address. Other than the above stated items, we have no further objection to the plat as submitted.
