Levitt Engineers, Inc. 3921 Vance Road Fort Worth, TX 76118 Re: DTC Business Centre Coppell, Texas Preliminary Plat Gentlemen: We have reviewed the above referenced project for conformance to the City of Coppell Zoning and Subdivision Ordinances. The following sets forth our comments. 1. Provide existing zoning of land along with surrounding zoning adjacent to the site. 2. On the north terminus of Commerce Street, is it proposed to continue this alignment in the future? What provisions are made to serve the traffic in the develop- ment if the street does not continue north? 3. The "right angle" property corner, Block 1, Lot 3, should be "curved" with a radius. The roadway radius should be a minimum of 50 feet. 4. Provide 10' additional dedication along Denton Tap Road for future widening. 5. Provide a distance to Sandy Lake Road and to any existing drives along Denton Tap Road. 6. Provide a typicaI cross section of the proposed street. 7. The topo shown on the drainage study appears to be incorrect. 8. Provide preliminary plans of drainage improvements. Provide anticipated average daily water demands and sanitary sewer flows. 9. The fire hydrant spacing shown on the plans appears to be incorrect.
