Preliminary Plat
We have reviewed the above referenced project for conformance
to the City of Coppell Zoning Ordinance and Subdivision
Ordinance. The following sets forth our comments.
A. General:
A 25.6 acre tract of land located generally along~akes~d~_f
Denton Tap Road, south of Sandy Lake and north oF Bethel~^~'Roa_q~~~
The applicant is platting the property with approximately 14
lots of varying sizes bordering a main street, main access
off Denton Tap Road.
B. Zoning:
Presently it is zoned "C" Commercial. Land to the north is
"C" Commercial; across Denton Tap is "C" zoned land; to the
south for a portion of the property is "C" Commercial and to
the south, southwest and west the land is zoned PD (SF-9)
(Shadowridge Estates). The applicant is not requesting a
zoning change or asking for any variances at this time.
C. Plat/Plan:
We have contacted the engineer for the project and requested
certain items be addressed prior to our recommendation for
approval. (See copy of letter attached.)
D. Summary:
We would recommend that the preliminary plat be approved
provided all items in our letter to the engineer be resolved
or addressed to our satisfaction.
The Commission may want to question the applicant as to the
type of businesses which will be attracted to this development.
