GENERAL DESCRIPTION: Applicant is requesting final plat
approval of 25.6 acres of Commercial property for the
construction of Business Center.
STAFF RECOMMENDATION: Approval with stipulation that all
items have been addressed on the attached Engineer's report.

Preliminary Plat
We have reviewed the above referenced project for conformance
to the City of Coppell Zoning Ordinance and Subdivision
Ordinance. The following sets forth our comments.
A. General:
A 25-6 acre tract °f land located generally along~ ~ia~ of ~C~~
Denton Tap Road, south of Sandy Lake and north o~Bethel ~
The applicant is platting the property with approximately 14
lots of varying sizes bordering a main street, main access
off Denton Tap Road.
B. Zoning:
Presently it is zoned "C" Commercial. Land to the north is
"C" Commercial; across Denton Tap is "C" zoned land; to the
south for a portion of the.property is "C" Commercial and to
the south, southwest and west the land is zoned PD (SF-9)
(Shadowridge Estates). The applicant is not requesting a
zoning change or asking for any variances at this time.
C. Plat/Plan:
We have contacted the engineer for the project and requested
certain items be addressed prior to our recommendation for
approval. (See copy of letter attached.)
D. Summary:
We would recommend that the preliminary plat be approved
provided all items in our letter to the engineer be resolved
or addressed to our satisfaction.
The Commission may. want to question the applicant as to the
type of businesses which will be attracted to this development.

Preliminary Plat
Gentlemen:
We have reviewed the above referenced project for conformance
to the City of Coppell Zoning and Subdivision Ordinances.
The following sets forth our comments.
1. Provide existing zoning of land along with surrounding
zoning adjacent to the site.
2. On the north terminus 6f Commerce Street, is it proposed
to contihue this alignment in the future? What
provisions are made to serve the traffic in the develop-
ment if the street does not continue north?
3. The "right angle" property corner, Block 1, Lot 3, should
be "curved" with a radius. The roadway radius should be
a minimum of 50 feet.
4. Provide 10' additional dedication along Denton Tap Road
for future widening.
5. Provide a distance to Sandy Lake Road and to any existing
drives along Denton Tap Road.
6. Provide a typical cross section of the proposed street.
7. The topo shown on the drainage study appears t~'be
incorrect.
8. Provide preliminary plans of drainage improvements.
Provide anticipated average daily water demands and
sanitary sewer flows.-
9. The fire hydrant spacing shown on the plans appears to be
incorrect. Please revise so that maximum spacing is 300'.

items need to be addressed.
