Dear Mark:
This letter is to inform you that the Dry Clean City, Lot 1, Block A, Minor Plat and Site Plan, to allow the
development of a shopping center on approximately 0.842 of an acre of property located along the west
side of Denton Tap Road, north of Town Center Drive, were recommended for approval by the Coppell
Planning and Zoning Commission on Thursday, November 16, 2000, subject to the following conditions:
SITE PLAN CONDITIONS:
1)
Any restaurant use will require a SUP prior to the issuance of a building
permit for that use.
2)
Modification of the Landscape Plan tabulations to assure the required
amount of landscaping is provided in each category.
3)
Rectify the differences in the Landscape Tabulations and the landscaping
provided on the site plan.
4)
Ivory lettering and bronze raceway shall be used on the attached signage.
The monument sign shall be cast stone with black lettering.
5) Width of the sidewalk being reduced from 6 to 5 feet.
6)
The proposed 6-foot high wall along the north and west property lines shall be
constructed to meet the front 15' easement. The design and construction
material shall match the existing Sonic Drive-In screening wall (red brick
with white cap).

MINOR PLAT CONDITIONS:
l)
Obtain a mutual access easement from abutting property owner to allow for the shared
driveway.
2) Provide easements(s) as required by TXU Electric and Gas.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 12, 2000, at
7:30 p.m. A representative for this case must be present at this meeting, which will be held at the
William T. Cozby Public Library meeting room, 177 Heartz Road. Failure to represent this item
may result in the denial of this application. City Council has instructed staff to include in its agenda
packets only those items that accurately reflect conditions as recommended by the Planning and Zoning
Commission. Therefore, please revise and/or submit to the Planning Department 17 folded copies of the all
exhibits on or before 12 noon~ Wednesda¥~ November 29th. Also, please submit three (3) 8 1/2 x 11
paper reductions of revised plans.
