RE: D/FW Trade Center, Lots 1-3. Block 4. Final Plat
Dear Sir:
This letter is to inform you that the D/FW Trade Center, Lots 1-3, Block 4, Final Plat, to allow
the creation of two lots and the extension of Patriot Drive eastward from Freeport Parkway and
continuing south to S.H. 121 through property located northeast of Freeport Parkway and
northwest of S.H. 121, was approved by the Coppell Planning and Zoning Commission on
Thursday, January 16, 1997, subject to the following conditions:
(1) Revise the landscape and irrigation plans to match the site plans.
(2) Increase the southeast portion of the front yard landscape area of Building E from
23' to 30'.
(3) Correct Building E Site Plan to show the entrance driveway of the rear track
court of Building D.
(4) Eventually, the future truck court yard facing Patriot Drive will have to be
screened with a 6-foot high brick masonry screening wall.
(5) Landscape Plan needs to be signed and sealed by a licensed landscape architect
or bona fide nurseryman.
(6) Correct the Site Plan to reflect the minimum yard setbacks stated in the PD-136
Ordinance.
Prior to recording this Final Plat with the Dallas County Plat Records Department, please submit
revised Site Plans for Buildings D & E and l_andscape/Irrigation Plans, as well as 8 1/2" x 11"
reductions of all exhibits. Approval is valid for six (6) months. If the Final Plat has not been
filed for record with the County prior to July 16, 1997, the plat shall be deemed null and void
and resubmittal shall be required. See the attached checklist for the requirements for executing
Final Plats and Replats.
