RE: Case: D/FW Trade Center. Preliminary Plat
Dear Sirs:
This letter is to inform you that your request for approval of the D/FW Trade Center,
Preliminary Plat, on property located on State Highway 121 North, was recommended by the
Coppell Planning and Zoning Commission on Thursday, June 15, 1995, with the following
conditions:
(1) The City Secretary's signature block needs to be provided;
(2) correct the site data block to read that the current zoning is 'A" (Agriculture);
(3) applicant agrees to comply with the applicable floodplain ordinances; and
(4) street names must be submitted to the Fire Marshal for review and approval.
Regarding #3 above, the City Engineer has indicated that Coppell does not allow encroachments
into floodplain without benefit of a study. Is it your intent to provide a study to complete the
reclamation of portions of this property so that streets can be built in what is currently shown
as floodplain?
Please note the following comments made by the Fire Marshall:
(1) Fire lanes must be provided prior to construction above foundation;
(2) fire lane standards:
· 24' wide (inside stripe to inside stripe)
· 66,000 pound weight limit
· 50 feet outside turning radius;
(3) no dead-end street or fire lane exceeding 50 feet without approved turn-a-round;
(4) Class III standpipes are required in all buildings; and
(5) dual key knox boxes are required on all buildings.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 11, 1995,
at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent
this item may result in the denial of this application.
