RE: Duke-Freeport Addition~ Lot 1 of Block Al Lot 2 of Block B
and Lot 3 of Block Ct Final Plat
Dear Madam/Sir:
This letter is to inform you that the Duke-Freeport Addition, Lot 1 of Block A, Lot 2 of Block B
and Lot 3 of Block C, Final Plat, to allow the construction of Freeport Parkway and the
development of office/warehouse facilities on approximately 144 acres of property along the
north side of W. Bethel Road, south of Ruby Road, and west of Coppell Road, was
recommended for approval by the Coppell Planning and Zoning Commission on Thursday,
August 17, 2000, subject to the following conditions:
1) All utilities associated with the construction of Freeport Parkway; i.e., drainage
easement
which will run west to east through the property, need to be platted.
2) Existing right-of-way of Bethel Road needs to be shown. Right-of-way dedication
will
be needed to accomplish the 90' right-of-way needed for Bethel Road.
3) Existing right-of-way for Ruby Road needs to be shown. Right-of-way dedication
may
be needed to achieve the 60' right-of-way requirement.
4) TXU easements need to be shown. Please contact Rick Fielding at (972) 888-1344.
5) Add to the title block "Freeport Parkway Extension", below "Final Plat".
The date scheduled for consideration by the Coppell City Council is Tuesday, September 12,
2000, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application. City Council has instructed staff' to
include in its agenda packets only those items that accurately reflect conditions as recommended by
the Planning and Zoning Commission. Therefore, please revise and submit to the Planning

Department 17 folded copies of the Final Plat on or before 12 noon~ Tuesday, August 29th. Also,
please submit three (3) 8 1/2 x 11 paper reductions of the revised plan.
