of an approximately 10,400 square-foot retail building on approximately 1.606
acres of property located at the southeast comer of S.H. 121 and Denton Tap
Road, at the request of Enoch, Inc.

COMMENT STATUS:
Site Plan -
Need to dimension the width of the approach to the south.
Need to revise note that refers to directional signs regarding to one-way traffic and drive-thru
access.
The sidewalk adjacent to Denton Tap Rd. is shown to be built on private property. The
sidewalk should be constructed within the right-of-way of Denton Tap Rd. or a sidewalk
easement should be shown on the plat. Also, it appears that the sidewalk adjacent to SH 121
is outside the limits of the 7.03' right-of-way dedication on the plat as it approaches the
intersection of Denton Tap Rd.
Grading Plans -
Comments 1 and 11 do not address lime. Note that all concrete construction either onsite or
public is required to have lime stabilization. If you are proposing to eliminate the lime
requirement, a written request should be submitted to this office. If you request to eliminate
the lime, the thickness of the pavement should be increased by 1" or the strength increased to
4000 psi.
Utility Plan-
1. Comment 8 refers to City of Carrollton specifications.

2. You should extend the proposed 8" water line along the southern side of the property to
connect to the existing 8" water line. The extension is private, therefore a vault will be
required.
3. The 8" water line proposed along Denton Tap Rd. should not be installed beneath the
sidewalk.
4. An easement will be required for the extension of the storm drain to the south.
