Minimum right-of-way width is 55 feet. Minimum pavement width is 33 feet back of curb. (Subdivision Ordinance, page 63.) Location of proposed street intersection will interfere with deceleration lane into the driveway between Goodyear and Taco Bell. 3. If proposed street is to serve 3 commercial sites, it needs a right-mm deceleration lane. 4. Show public sidewalks and walkway access to building on site plan and landscape plan. Show plant list and landscape tabulations. Landscaping in public right-of-way does not count toward satisfying on-site landscaping requirements. Show 30" high hedge or berm between parking and property line on north, south and east. Show method of serving subdivision lots with underground power. Show method of removing overhead power from Denton Tap frontage, either by placing overhead lines along the west property line, connecting to poles behind Albertson's and adjoining Sonic, or placing underground power along Denton Tap. 7. Provide architectural elevations, proposed materials list, and color board. Show parking lot lighting and security lighting and method of screening glare on adjoining property. 9. Show computation of building area and landscaping ratios. 10. Show existing and proposed water lines, sanitary sewer lines, and storm drainage. 11. Show sign locations, descriptions and elevations. 12. Show location on the property of existing trees 8" in caliper or larger (except for willows and cottonwoods), with the specifies and trunk diameters indicated. 13. Submit proposed Mutual Access and Fire Lane Easement document for City Attorney's review. Note: A. Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the May 1st Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the July 3rd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, July 8th to resubmit twenty-eight (28) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
