RE: Denton Tap Development, Preliminary Plat
Dear Madam/Sir:
This letter is to inform you that Denton Tap Developmem, Preliminary_ Plat, to create 5 separate
buildable lots on 9.676 acres of property and Site Plan to allow the development of a 49,917 s.f~
gymnasium with a 480 s.f. swimming pool on Lot 5 located along the west side of Denton Tap
Road, approximately 700 feet north of Sandy Lake Road were approved by the Coppell City
Council on Tuesday, August 12, 1997, subject to Engineering comments (attached) and the
following conditions:
1)
Provision of a tree preservation plan, showing existing trees 8" in caliper or
larger.
2)
Provision of all additional underground utilities (there are to be n._qo additional
power poles).
3)
Construction of a concrete sidewalk along the north side of the Taco Bell property
line, a temporary sidewalk along the north property line of Lot 4, and a concrete
sidewalk connecting the Lot 4 temporary sidewalk to the building site on Lot 5.
Construction of sidewalks on Lots 1, 2 and 3, as well as the permanent sidewalk
on Lot 4 shall occur as those individual lots are developed.
4) Provision of parking and landscaping ratios.
5)
Board of Adjustment approval of a special exception to reduce the required
number of parking spaces.
6) There shall be no roof-top mechanical equipment.
Council also waived of the maximum 600' cul-de-sac length requirement as shown on the Site
Plan.
In addition, Council granted the Planning and Zoning Commission to be the approval authority
on your Final Plat. Attached you will fred a sample of the appropriate signature blocks to be
used on your Final Plat submittal.

The undersigned, the City Secretary of the City of Coppell, Texas, hereby certifies that the
preliminary plat of the Subdivision or Addition to the
City of Coppell was submitted to the City Council on the day of j
19 ., and that the Council, by formal action, then and there approved the preliminary plat
and by separate motion designated the Planning and Zoning Commission to be the Municipal
Authority responsible for the approval of the Final Subdivision Plat of such land and the 'Final
Subdivision Plat of such land need not be brought back for final approval of the City Council
unless, through inaction on the part of the Planning and Zoning Commission, such Final
Subdivision Plat is deemed approved by the Planning and Zoning Commission for failure to act
within the 30-day period required by law.

1. A variance must be granted to allow for sidewalk to only be required on the north side of
North Texas Court.
2. The maximum allowable driveway opening for commercial use is 30' as per the City's
Subdivision Ordinance. Therefore, a parkway landscape buffer needs to be provided to
create two conforming driveways on North Texas Court.
