Site Plan Review

City Council Meeting: January 13, 1998
1) A reminder that PD-136, DFW Trade Center prohibits outside storage with the
exception of dumpsters. Change notation with regards to "outside storage" on
the Site Plan.
2) All parking spaces must be 9' x 19' not 9' x 18'.
3) Provide the following Landscape Ratios on the Landscape Plan:
a) Perimeter Landscape Buffers
b) Interior Landscaping - Calculations should breakdown current off-
street parking and loading areas, as well as future loading area
c) Nonvehicular Open Space
4) Substitute the following plant material with ones shown on the City's Approved
Plant Palette:
a) Blue Rug Juniper is not on the Plant Palette, however, Blue Pacific
Juniper, Tam Juniper and Bar Harbor Juniper are listed.
b) Canarts Red Cedar is not listed.
c) Washed Gravel Mulch is not considered landscaping.
5) Place a notation on landscape plan that the future truck court will be screened with
a 6 foot high brick masonry screening wall.
6) Provide 30" high landscape screen between pavement and east property line.
Clarify if you will be providing a 30" high screen between pavement and south
property line. If not it needs to be provided.
7) Provide the following items from the Site Plan Checklist (see attachment):
a) Proposed occupancy.
b) Details on lighting facilities, security lighting, screening and glare
shades.
e) Computations of building area for each occupancy, site area and
parking and landscaping ratios.
d) Sign locations, descriptions and elevations.
e) Topography with contour interval of 2 feet or less, and minimum
finished floor elevations.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the December 4th
Development Review Committee (DRC) meeting.
C. Each applicant will bring one new set of revised plats and plans to the December 4th
DRC meeting. Applicants will be asked to show, explain and defend any revision. An
Engineer for the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, December 9th to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to
the Planning Department.
SITE PLAN CHECKLIST
Site Plan Components: A site plan shall be accurate, legible, drawn to scale with
dimensions, and shall show:
(A) Location map, distance to the nearest cross street, north arrow, scale, and title
block.
(B) Boundaries of the property.
(C) Location and size of existing buildings, and location, size, materials list, and
architectural elevations of proposed buildings.
(D) Proposed occupancy.
(E) Parking layout and driveways.
(F) Means of ingress and egress.
(G) Loading areas.
(H) Fire lanes.
(I) Landscaping and plant list.
(J) Screening.
(K) Public and private sidewalks.
(L) Refuse facilities and manner of screening.
(M) Lighting facilities, security lighting, screening and glare shades.
(N) Adjoining streets and alleys, including curbs, medians and storm drains.
(O) Drainage, electric, telephone, gas, cable television and other utility easemems.
(P) Zoning districts on and adjacent to the property.
-- (Q) Computations of building area for each occupancy, site area and parking and
landscaping ratios.
(R) Existing and proposed water lines, sanitary sewer lines, and storm drainage.
(S) Sign locations, descriptions and elevations.
(T) Topography with a contour interval of two (2) feet or less, and minimum
i~mished floor elevations, both referenced to mean sea level datum.
(U) Location on the property of existing trees 8" in caliper or larger with the
species and trunk diameters indicated.
(v) Other information which the Planning and Zoning Commission or City Council
considers essential, including building elevations and samples of exterior color
selections.
