BOX478 December 19, 1997 Industrial Developments International 5420 LBJ Freeway, Suite 1275 Dallas, TX 75240 RE: D/FW Trade Center, l~t 2, Block 5, Final Plat and Site Plan Dear Madam/Sir: This letter is to inform you that thc D/FW Trade Center, Lot 2, Block 5, Final Plat, to allow the developmem of a 493,697 square foot warehouse/distribution facility on 22.513 acres of property located east of Freeport Parkway, along the south side of Patriot Drive in the D/FW Trade Center Industrial Park, was approved by the Coppell Planning and Zoning Commission on Thursday, December 18, 1997. This Final Plat must be filed with the Dallas County Plat Records Department. Approval is valid for six (6) months. If the Plat has not been filed for record with the County prior to June 18, 1998, it shall be deemed null and void and resubmittal shall be required. See the attached checklist for the requirements for executing Final Plats and Rcplats. The Commission also recommended approval of the Site Plan, subject to the following conditions: 1) Eliminate the reference to "outside storage" on the Site Plan. 2) Change Thweatt Road to Sandy Lake Road on the Vicinity Map shown on the Site Plan. 3) Indicate on the Site Plan and Landscape Plan that a variance is being sought to allow a 3 foot high berm with living screen instead of a 6 foot high brick masonry wall. 4) Revise the landscape plan.q (L-2, L-3 and L4) to match the L-1 landscape plan. 5) Submit literature on the "Canaerts Red Cedar" for staff review and approval. 6) Specify type and height of lighting poles shown on the Utility Plan. 7) As part of the current project, pave that portion of the future truck court which is shown as a fire lane in from of the building. The date scheduled for consideration of the Site Plan Review by the Coppell City Council is Tuesday, January 13, 1998, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. We will need 17 copies of your revised Site Plan, Utility Plan, Landscape Plans (L-2, L-3, L4), Building Elevations (A-3.1 and A-3.2) and 17 copies of the proposed screening for the future track court by 12 noon, Friday, January 2, 1998, in order to forward your request to Council. Isabelle Moro, AICP, P&Z Coordinator Building Inspection city of Planning Department PROCEDURE FOR ~ FILING OF EXECUTED FINAL PLATS AND REPLATS Following approval of the final plat/replat by the City Council, and correction of the plat as required by the City Council, the information listed below is required for the submission of the Final Executed Plat to the Planning Department: · Transmittal letter, including the name and telephone number of the contact person. · All blank spaces completed, with the exception of the signature of City Offices. · Eight (8) 24" x 36" bluelines and one (1) 24" x 36" mylars. Bluelines must be folded in a 8 1/2" x 11" format. You may submit additional copies for your use; however, one (1) paper copy will remain with the City prior to filing and, after filing, seven (7) paper copies and one (1) mylar must be returned to the City. · Original signatures on all plats. Names must be typed or printed below each signature. · Signature block of Utility Companies, with original signatures of each representative. It will take approximately 3-5 weeks to review and obtain signatures of City Officials. Once proper signatures have been obtained, the Planning Department will telephone the person listed as representative or contact to pick-up the plats. The representative shall file the plat with the Dallas County Clerk and return the seven (7) bluelines and one (1) mylar to the Planning Department. Said bluelines shall reflect on each sheet, the volume and page of the Map and Plat Records into which the plat was filed by the County Clerk. If the t-mai plat/replat has not been submitted for signatures by City Officials within six (6) months after approval, the plat shall be deemed null and void, and resubmittal shall be required.
