Lot 6C, Block 1 is not permitted. Staff suggests eliminating it, moving Lots 1-6
down to occupy the space and incorporating the leftover space adjacent to the
Coppell Road into Lot 7X, Block 1. In so doing, it may be possible to avoid taking
down a large Post Oak (#656) currently shown in the middle of the right-of-way
for Hawken Drive. After Hawken Drive clears Lot 2A, it could begin shifting far
enough south to avoid the tree.
With the additional space now available on this end of the block the line dividing
Lot lA and lB could be shifted perpendicular to the shift in the street in order to
provide an adequate back yard.
There is a 24" Post Oak tree in the proposed alley right-of-way adjacent to Ruby
Road. Staff suggest reducing the lot depths along the south side of Hawken Drive
to 115 feet, widening Lots 2A and 5B to 42 feet, and enlarging Lot 7X from 3 feet
to 7 feet in an attempt to save this tree. Similarly there are 5 or 6 medium-sized
Post Oaks along the north property line which might be saved by the same means.
By flipping the Block 2 alley so that it accessed Archer Drive, instead of Hawken
Drive, another large Post Oak (#655) might be saved. It would be at the cost of
two medium-sized Post Oaks, but with overall reduction in the loss of the medium-
sized trees it may be worth it.
Another option would be to reduce the number of street entrances from Coppell
Road and access off of Ruby Road as well.

6. Bring brick samples of the screening wall to the April 2nd DRC meeting.

Please revise plats, landscape plans, and utility plans based on staff recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the April 2nd Development
Review Committee (DRC) meeting.
Each applicant will bring one new set of revised plats and plans to the April 2nd DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for
the project or other representative is urged to attend the meeting.
Applicant will have till noon Tuesday, April 7th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
