HISTORY:
There has been no recent plating history on this property; it was
originally platted in 1975. In May, a 4-acre portion of this plat
containing 11 lots was submitted for staff review. That application
was subsequently withdrawn, additional land was acquired and
resubmitted as this request. The rezoning request to PD precedes
this replat application.
TRANSPORTATION:
DeForest Road is a local street contained within a 50 foot r.o.w.
SURROUNDING LAND USE & ZONING:

West - single-family construction; "A" Agriculture

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
flood plain until/unless removed for the flood plain.
DISCUSSION:
This is the replat document that follows-up on the PD zoning application.
The replat tracks with the PD application, and staff is supportive of this
request. Please note comments made by both Engineering and Leisure
Services as our staff recommendation is based upon those comments
being followed by the applicant.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of the replat subject to:
- eliminate "Final Plat Of" from replat title block
- removal of the Nettie Long Addition Lot 2 dashed lot line from the
replat document
-provide page and volume notation on the plat document
-show all setback lines (side and rear) on all lots
-show the floodplain line on the replat
-abide by Engineering comments (attached)
-acknowledge that plat cannot be filed until Homeowners Association
agreement has been reviewed/approved by the City Attorney
ALTERNATIVES:
