Site Plan
1. Computations of site and building areas need to be placed on the site plan.
2. Location map is required.
3. Need to dimension the parking spaces.
4. Need elevations and color of thin wall brick screening.
5. Specify lighting facilities, security lighting, screening and glare shades.
6. Need to specify the screening of mechanical equipment, either at grade or roof
mounted.
7. Need to specify dumpster screening devise.
8. Per Section 31-3 of the Zoning Ordinance, ~o additional loading spaces are
required for this building.
9. Need to demonstrate circulation patters from North Texas Drive (see Engineering
comments)
Floor Plans
1. Second Floor Plan indicates food service, if any preparation is planned, then a
SUP will be required. If not applying for a SUP then this use must be removed
from the floor plan.
Landscape Plan
1. Rectify the difference in the site area on the plat and the site area on the landscape
plan
2. Need to correct dimension along north property line from 999.25' to 370.59'
3. Photina and Italian cypress not on plant palette.
4. Need to illustrate on the Landscape Plan which areas, and which trees, are in
fulfillment of each of the three landscape requirements. Provide area dimensions
and/or calculations on the plan.
5. Non-vehicular open space:
· It appears from staff's calculations that there is a 4,000 square foot shortage in
this requirement. The non-vehicular open space requirement and associated
trees, are in addition to the perimeter and parking lot landscaping.

6. Parking Lot Landscaping
Landscape Islands are required at a minimum of every 15 spaces, including
loading areas. Additional landscaped islands are required adjacent to the west
side of the building. Each island is required to contain one tree.
Elevations
1. Sign Ordinance allows for 106 square feet ofsignage, given that amount of
frontage on North Texas. Need dimensions, colors, font and materials of
attached building sign. This sign appears to scale 106 square feet.
2. Need more detail concerning the "green canopies" in terms of specific color,
materials and amount of projection from the face of the building. Proposed
materials need to be added to the color board. As currently rendered, with
advertisement (sports monograms and sen, ices provided within the facility) it
appears that they are also signs, per Section 29-1.13 of the Sign Ordinance. As
calculated by staff, these signs well exceed the amount of signs permitted. Also
see section 29.2. Communication Efficiency, subsection (E) of the Sign
Ordinance.
3. The site plan indicates three flag poles, one of the three may be a corporate flag
and the other two must be national, state, or city flag, per section 29-3.4 of the
Zoning Ordinance.
4. Need to re-label the elevations as to north, south, east and west.
5. Need to provide elevations for the gazebo and the details on the proposed
fountain.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. ShouM applicant disagree with staff comments please provide
reasons why staff recommendations should not be followed when you attend the
September 7th Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plats and plans to the September 7th
DRC meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
C. Applicant will have till noon Tuesday, Set~tember 12th to resubmit eighteen (18) folded
copies of revised plans and three (3) reduced paper copies (8 1/2 X Il) of each exhibit
to the Planning Department
