1. The attached signs proposed for the Denton Tap frontage exceed sign size
regulations by almost 50%.
2. Explain what the notation "Storefront Sign Band" mean and to what does it
apply?
3. The frontage along Parkway Boulevard and along Town Center Boulevard are as
important visually to the City as the frontage on Denton Tap Road. The north and
east elevations of the proposed building do not do much to enhance the substantial
investment the City has made in its facilities across the street.
4. When will the Town Center Architectural Review Board's recommendations be
available?
5. Describe the sign materials and colors. Specify the brick and roofing * selections.

6. Title Block on the Preliminary Plat should be enlarged using a larger font size.
Also, provide the Lot and Block number.
7. Do not superimpose the site plan on the Preliminary Plat.
8. Staff has some concern with regards to the Proposed Cross Access with the
Princeton Park development. As shown on the site plan, Princeton Park will lose
4 parking spaces. The reduction of parking spaces on that site will cause them to
be in violation of city regulations. We suggest that Eckerds and Princeton Park
enter a into a shared parking agreement to make up for the elimination of 4
parking spaces. However, Eckerd will have to provide two additional parking
spaces on their site to accommodate the Princeton Park parking shortage.
9. Match location of the monument sign on Site Plan with the Landscape Plan.
10. Provide total parking, driveway pavement area under the Site Data table on the
Site Plan.
11. Provide elevations for the 6 foot high loading area screen wall.
12. Bring a color board of proposed building materials to the May 7th DRC meeting.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should
applicant disagree with staff comments please provide reasons why staff recommendations
should not be followed when you attend the May 7th Development Review Committee (DRC)
meeting.
C. Each applicant will bring one new set of revised plats and plans to the May 7th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the
project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, May 12th to resubmit eighteen (18) folded copies of revised
plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Deparmaem.
